Travelers

How do I request a stay?

Open a listing, choose your dates, and send the host a request with the number of occupants, pets, and any important questions. An account with verified contact information is required to message.

Hosts

How do I publish a property?

Create a host account, add the property and rental details, upload current photos, choose a plan, and complete the listing-verification steps. The listing remains unpublished until review is complete.

Stays

Who handles the lease and final approval?

The host decides whether to accept a traveler and the host and traveler agree to the lease terms. TrustedPerch provides tools that can support that process but is not the landlord or property manager.

Is TrustedPerch free for travelers?

Browsing and searching are free. Some optional verification, screening, payment, or stay-related services may have a separate fee, which will be shown before the traveler chooses to use them.

Does TrustedPerch charge hosts a booking commission?

No. TrustedPerch uses flat host plans rather than taking a percentage of rent. Hosts keep their rental income, subject to any separate payment-processing or optional service fees they choose to use.

What happens after the six-month free host period?

The Listing plan does not automatically begin billing. The host can choose the $9-per-month Listing plan or upgrade. If no plan is selected, the public listing is paused while the property information, photos, and account data remain saved.

Are all listings verified?

TrustedPerch is designed so a listing must complete property verification before it appears in public search. Verification reviews the address and the host’s connection to the property, but it is not a guarantee of every statement or future condition.

Are hosts and travelers identity verified?

Email and phone verification are required for account communication. Additional identity or professional verification may be requested for higher-trust actions such as leases, screening, payments, or PerchProtect.

Does TrustedPerch collect rent?

Standard and Pro hosts can connect Stripe to accept supported payments directly through their own connected account. The Listing plan does not include TrustedPerch payment collection. Hosts and travelers remain responsible for their lease and payment obligations.

What is PerchProtect?

PerchProtect is an optional deposit-protection workflow for eligible stays. It is intended to make deposit terms, documentation, and resolution steps clearer. It does not replace a lease and it is not insurance.

Can a host use TrustedPerch for a renter found somewhere else?

Yes. Hosts can use TrustedPerch as a host operating system for qualified leads they receive through TrustedPerch or another source, subject to the features included in their plan.

Does TrustedPerch perform background checks?

Background screening can be requested through supported workflows when available. Screening is not automatically performed on every traveler, and the host remains responsible for making a lawful rental decision.

What should I do if a listing or message seems suspicious?

Do not send money or sensitive information outside the normal process. Keep communication documented and report the listing or account to TrustedPerch so it can be reviewed.

Is TrustedPerch a property manager or a party to the lease?

No. TrustedPerch provides marketplace and workflow tools. The host and traveler are the parties responsible for the rental agreement, property condition, payments, and compliance with applicable laws.
